Off the plan Contracts 

If you’re buying off the plan, you’re sure to notice how long the developer’s documents are. Don’t be overwhelmed, we’ve got decades of experience advising buyers on how these Contracts work and what they mean for you.  

PRICING

For pre-signing Contract review and advice, including personalised special conditions our fees start at $175.00 plus GST.

For a standard purchase our prices are $700.00 plus GST, plus outlays for the searches you instruct us to order and the settlement agent fee of $35.00.

For advising on off the plan Contracts our fees start at $275.00 plus GST.

We’ll handle your sale with the care and skill it deserves, by:

  • working with the Buyer’s Solicitor and the Agent to make sure the Contract becomes unconditional asap;
  • keeping you updated about the Contract conditions and explaining your rights if the Buyer breaches any condition, so you always know where you stand;
  • making sure you’re reimbursed at settlement for any rates or water accounts you’ve paid in advance;
  • working with your Bank to make sure your mortgage is repaid and released properly at settlement; and
  • if you’re selling and buying on the same day, we’ll make it easy to move from one property to the next by coordinating the settlements so that the money from your sale goes towards your purchase.

We understand that sometimes it’s the little things that can make all the difference. That’s why we:

  • have an office you can visit anytime to ask any questions you might have and have your documents witnessed (no need to find a JP);
  • are easily contactable – we’ll take your calls and we’ll respond quickly to your emails;
  • can bank your sale money directly into your account after settlement.

PRICING

If you’re selling without an Agent, we’re happy to prepare a Contract with conditions that suit you. Our fees for this start at $200.00 plus GST.

For a standard sale our prices are $600.00 plus GST, plus the cost of a title search at $27.05 and the settlement agent fee of $35.00.
